Terms and Conditions

The Tenant(s) agrees to rent This Beautiful Property located at Weeki Wachee, Florida, 34607.  It is a single-family home in a residential neighborhood. PLEASE be considerate of the neighbors as sound travels far down the river. Have fun, play music at moderate levels, laugh, swim and kayak. The sound of children playing and shouting is not a problem. HOWEVER, extremely loud or inappropriate behavior is prohibited. This includes both music and people.  If you are looking for a PARTY House, this is not the option for you.   

Quiet Enjoyment

The Tenant(s) shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants(s) shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this Agreement and Tenant(s) shall then immediately vacate the premises. Noise must be kept to a minimum from 9:00 PM to 9:00 AM.

Furnishings

The following furnishings are part of this Agreement:

Bedroom Set(s) – Including but not limited to beds, pillows, sheets, nightstands, lighting fixtures, and TV.

Dining Room Set – Including items that complete a dining room set.

Kitchenware – Including everyday items that complete a kitchen and grilling set.

Living Room Set – Including but not limited to Futon, TV with cable, Netflix, and Wi-Fi.

Recreational Items – Life vests, kayaks, wake board, fishing gear, and snorkeling masks.

Other – House is decorated with local artwork.

Occupancy and Guests

The total amount of individuals allowed to stay at the Property for any period will be limited to 10 people.

Pets

With written permission in this Agreement, Tenant(s) shall be allowed up to 2 dog(s) with a maximum 30-pound weight per animal. Pets shall be allowed on the Property with no fee. Tenant(s) will not leave pet unattended outside at any time or for more than 4 hours inside. Tenant(s) will be responsible for any damages or treatment needs due to fleas or “accidents” by forfeiting security deposit.  Tenant(s) must bring pet’s bedding as they are not permitted on the furniture or bedding.

Start and End Dates

Tenant(s) shall be allowed to check-in at 3:00 PM and check-out at 11:00 AM.

Payment

Full Payment is due at time of booking.

Security Deposit

 A refundable security deposit of $200 is part of this Agreement. 100% of deposit will be refunded to Primary Tenant via method of payment or written check within 72 hours of departure day, if property and furnishings are left in the condition agreed upon in this Agreement. 

Cleaning Fee and Taxes

The Tenant shall be responsible for a $150 Cleaning Fee and 0% sales and hotel tax.

Termination

Landlord has the right to inspect the premises with prior notice in accordance with applicable State laws. Should Tenant(s) violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. Tenant(s) waives all rights to process if they fail to vacate the premises upon termination of the rental period. Tenant(s) shall vacate the premises at the end time and date of this Agreement.

Maintenance and Repairs

The Tenant(s) shall maintain the premises in a good and clean condition, using it only in a careful and lawful manner. Tenant(s) will lose security deposit and pay for maintenance and repairs should the premises be left in a lesser condition. 

Smoking

All forms of smoking shall not be permitted inside the Property. All smoking activities MUST occur outside. Tenant(s) shall forfeit security deposit and be banned from future reservations if policy is violated. Please dispose of receptacles responsibly and do not through anything into the River.

Landlord’s Liability

The Tenant(s) and Tenant(s)’ Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenant(s) expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenant(s), and that Tenant(s) should purchase their own insurance for Tenant(s) and Guest(s) if such coverage is desired.

Shortened Stays and Conditions

There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.

Firearms and Fireworks

Firearms and fireworks are not allowed on the premises.

Keys

There shall be a total number of 2 keys given to the Tenant(s) at the time of possession. If Tenant(s) should lose any key, there shall be a re-keying charge in the amount of $50.00.

Kayaks and Paddleboard

There are the following available for complimentary use during your stay:

  • Two Red One Person Kayaks with paddles and life vests
  • Two Green Two Person Kayaks with paddles and life vests
  • One Blue Two Person Kayak with paddles and life vests
  • One Orange Three Person Kayak with paddles and life vests
  • One Blue Child Kayak with paddle and life vests
  • One Blue Paddle Board with paddle and life vests

In order to ensure discourage loss of equipment, Kayaks must be stored in the back of the house on the rack upside down on day of check-out.

Grill

Grill, cooking utensils, and cleaning supplies are included. Tenant(s) is responsible for cleaning grill and turning off propane. If grill is left dirty, a $25.00 cleaning fee will be taken out of security deposit.

Trash

Tenant(s) are responsible to dispose of all trash in large blue trash can labeled 7035 on the lid. Trash can will be located at the end of drive way or in Community Trash Pick-up location (located on road, right before driveway entrance).

Possessions

Valuable items left behind by Tenant(s) will be held with every reasonable effort made to contact for a safe return. If items are not claimed for longer than 6 months, they shall become the property of the Landlord. Landlord shall not be held liable for the condition of said items left by the Tenant(s).

Governing Law

This Agreement is governed under the laws in the State where the Property is located.

Additional Terms and Conditions

In addition to the language stated in this Agreement, the Parties agree to the following: Tenant(s) is responsible for damage or loss of kayaks or artwork inside of cabin. Fee will be charged prior to refunding security deposit.

Fees are below:

  • Lost Kayak or paddle board:  $200
  • Lost paddle: $50
  • Broken or missing artwork: $25 per piece

Booking Process

Potential Tenant(s) will request booking dates via Facebook or email rrrmermaidcove@gmail.com. Landlord will respond with availability within 24 hours; holding the dates, if available. Potential Tenant(s) will have 24 hours to book the reservation before the dates are released into inventory. 

Deposit, Payment, Cancellation, Early Check-Out

  • Payment: 100% due at time of booking; acceptable forms of payment include:
  •  PayPal
  • CASH APP
  • Zelle
  • Venmo
  • Cancellations made more than 14 days prior to arrival:  100% refund
  • Cancellations made 13 to 7 days prior to arrival:  50% refund
  • Cancellations made 6 days or less prior to arrival: No refund
  • Early Check-Out: No refund.
